What a difference a decade makes when your neighborhood is adjacent to some of the most in-demand, fashionable neighborhoods in South Miami.
 
The Midtown neighborhood in Miami had an industrial-type ambience fifteen years ago when it consisted of aging housing and old warehouses. Today, the edgy, high-rise hotbed is a desired location for those wanting to be in and around Miami’s unprecedented, trend-setting districts. Art galleries, outdoor public art, innovative restaurants and fashion at nearby Wynwood and the Miami Design District have boosted interest and prices in Midtown.
 
And ever since the Midtown Mall opened in 2005 artists and their wealthy patrons pinpointed the community as a place to live — within proximity to other artistic neighbors. Soon, the neighborhood became an extension of the nearby art districts.
 
Two major developments came from that. The smattering of small houses — mostly built in the mid-to-late 1920s in the typical South Florida style of brightly colored haciendas — now go for upwards of $2 million. While most of the homes have undergone renovation, the areas immediately around still maintain a more lived-in vibe. The other notable difference is the proliferation of high-rise and luxury high-rise apartment buildings and condominiums directly in Midtown with prices rivaling those in the much-coveted design district.
 
The ultra-modern skyscrapers paint a juxtaposing picture of older homes in the foreground and the towering high-rise apartments poking the skies around them. It’s common to see a 780-square-foot apartment in an older high-rise, with one bedroom and one bathroom going for nearly $500,000. It’s also not uncommon to see a 4,000-square foot high-rise condo be listed for $5 million.
 
New eateries pop up on a regular basis in the neighborhood, but it’s staple restaurants like Enriqueta’s Sandwich Shop — with its cozy interior and walk-up window — that help keep the neighborhood centered in its roots. The popular sandwich shop is so renowned that food guru Andrew Zimmerman named it as a top place to get an authentic Cubano — the popular Cuban sandwich of ham, pork, cheese, pickles, mustard and mayo.
 
There isn’t a traditional park in the neighborhood, but Fountain Park is just as fun for residents. The dog-friendly park is an eclectic vibe with memorial candles for the late singer Amy Winehouse, life-sized colorful art displays, movies and of course the fountain.
 
The neighborhood hosts the monthly Art Walk and is heavily involved in the Art Miami Art Fairs during Miami Basel week. In addition to the nearby Publix grocery store and Target, the Midtown Mall has stores like Nordstrom Rack and Marshalls in addition to more than a dozen restaurants.
