"When people call me, they're calling for Edgewater, Brickell and South Beach," says Penny Dias, a REALTOR® with Simon Gray Realty, FL. "It's the Florida lifestyle, and everyone wants it. In Miami, you got the nightlife, which never ends — it goes right into the next day. You got the restaurants — Cuban food is number one in Miami; you can't get that kind of Cuban food anywhere else. You have fantastic shopping — and the boating? You don't know Florida until you're in the water. It's such an adrenaline high being out on a boat in the Intracoastal. It's a whole other world. The water in the bay is blue; the stingrays and the manatees come up to you. Every weekend we are always in the water. And you get great tans. The whole vibe in Miami is fantastic."
 
You'll find Edgewater on the southeast shores of Miami, in between the Wynwood Arts District and Miami Beach's glamorous South Beach, featuring Ocean Drive, a street lined with historic and iconic art deco architecture, eateries, bars and more. "The beach is an Uber away," Dias says. "Or take a scooter; you'll definitely want a scooter or something for easy parking." Edgewater is surrounded by main thoroughfares, including major highways Interstate 95, Interstate 195 and Interstate 395; however, if you plan to bike over the bay, the Venetian Causeway is your best bet with its bright green bike lanes. Of course, you don't need to trek to South Beach for a good time. "Edgewood keeps you young," says Dias. "Everything is newer here. It's a great destination. There's a homey feeling of walking outside and having all these nice stores in front of you. There are some great spots for brunch. Again, the food is amazing. Clubs are all over, too — bars, clubs and speakeasies, people love those." There's no shortage of places to eat, drink or hang out in Edgewater. For example, Margaret Pace Park is a waterfront green space with gorgeous views, a dog park, walking paths and plenty of recreational amenities. Across the street from the park lies a traditional Italian bar, Pinocchio on the Bay. Enjoy croissants and coffee for breakfast or pizza and sandwiches for lunch. You can also drop by to cool off at this chill café-style spot with fresh juice and smoothies, a nice glass of wine or beer, or a milkshake spun with homemade gelato.
 
As for day-to-day shopping, Price Choice Foodmarket is a popular local franchise, and there's a Publix Supermarket in the neighborhood as well.
 
Edgewater predominantly comprises multifamily homes, such as high and low-rise condominiums. A handful of single-family properties, some dating back to the 1920s, can also be found here, but the chances of finding one on the market are slim. "It's a little cheaper here than in South Beach," says Dias. "You can get more for your money in Edgewater, more square footage for rentals and for buying." Waterfront, two-bedroom condominiums in this community will typically cost upward of $1 million, capping around $3.4 million for new construction condos and extra bathrooms. Waterfront condos with three or more bedrooms, including new construction and penthouses, range from $1.3 million to $15 million. Inland properties range from the mid $300,000s for one-bedroom homes, up to just under $2 million for a three-bedroom, four-bathroom, 2,413-square-foot corner penthouse.
 
The city of Miami is served by Miami-Dade County Public Schools. Nearby public choices include Phillis Wheatley Elementary, Jose De Diego Middle and Booker T. Washington Senior High.
 
"Florida is changing," Dias says. "About 20 years ago, it was hard to make money here. Now, a lot of companies and businesses are down here. Now you can make money and have warm sunshine in the winter." Close to downtown Miami, Wynwood, South Beach and so much more, Edgewater is unique, new and improving. It's right on the bay, surrounded by a tropical and fun fast pace. There aren’t many communities quite like this one.
